But due to strict condition and norms of renting Agencies such as HAFED, FCI, CCI, HWC, CWC etc. can’t applied for Tender. Most of Investors/farmer can’t meet out the requirement of land and that’s why they can’t start the business of warehousing.
Apart from land requirement, Investment amount is also a vital factor for starting warehouse business. Generally renting agencies demanded warehouse more then 5000 MT capacity and that required investment more then 2 Crores. Due to this factor also most of person can’t confident to accept big project.
But now you can fulfill your wish of doing warehousing business. Department of Agriculture of Govt of India has implemented Agriculture Infrastructure Fund through which you can get approval of your project and get the benefit of said fund.
Now you can start warehouse Godown Business:
- With less than 5000 MT capacity
- With one or two acre land
- Can choose your independent location.
- Can storage of Agriculture and Horticulture commodities
- With minimum investment of Rs. 50.00 Lacs for 5000 MT Capacity.
- Can give Godown on Rent to private parties such as Farmers, Merchants, Manufacturing Units, Food Processing Units etc.
- Can take the benefit of warehouse Registration under Warehouse Development Authority Act.
Let’s know some brief of about this scheme as:
- Duration:
Scheme will be operational from 2020-21 to 2029-30. However, the loan disbursement period will be between 2020-21 and 2023-24. It means for taking the benefits of lower rate of interest you need to start your project before the end of March 2024.

- Warehouses
- Silos
- Pack houses
- Assaying units
- Sorting & Grading units
- Cold chains
- Logistics facilities
- Primary processing centers
- Ripening Chambers
- Organic inputs production
- Bio stimulant production units
- Infrastructure for smart and precision agriculture
- Projects identified for providing supply chain infrastructure for clusters of crops including export clusters.
- Financial Benefits/Incentives:
(i) Interest Subvention:
You will be get interest subvention of 3% per annum up to a limit of Rs. 2 crore Loan Amount. This subvention will be available for a maximum period of 7 years. In case of loans beyond Rs.2 crore, then interest subvention will be limited up to 2 crore Loan Amount.
(ii) Credit Guarantee:
Credit guarantee coverage will be available for eligible borrowers from this financing facility under Credit Guarantee Fund Trust for Micro and Small Enterprises (CGTMSE) scheme for a loan up to Rs. 2 crore. The fee for this coverage will be paid by the Government.
- Capital Subsidy:
Apart from the benefits of Interest Subvention as provided in Agriculture Infrastructure Fund, Eligible beneficiaries can avail the benefit of Any grant or subsidy available under any present or future scheme of Central/State government.

- Who can take the benefits:
The eligible entities under this project are:
- Primary Agricultural Credit Societies (PACS)
- Marketing Cooperative Societies
- Farmer Producers Organizations (FPOs)
- Self Help Group (SHG), Farmers
- Joint Liability Groups (JLG)
- Multipurpose Cooperative Societies
- Agri-entrepreneurs, Startups (Proprietorship, Partnership, Company)
- Central/State agency or Local Body sponsored Public Private Partnership Projects
- How to Apply:
At the first step, you need to fix up the Business Activities. Thereafter we at KIP, assist to you in framing Business Modeling and Detail Project Report. Accordingly we will apply for and on behalf of you and submit the Application with Department of Agriculture.
Once the project has been approved by the concern authority, the bank that you have choose at the time application will follow you and give the loan approval decision with in 60 days.
- How to Give Godown on Rent:
Generally it is a big question in the mind of a investor that how he will give their Godown on Rent. Godown construction is not a big problem but how he get started to rental income. Once you get registration your godown under WDRA then renting opportunity will open for you.
- You can offer your godown for storage of multiple commodities of agriculture grain and Horticulture produce.
- Farmer can store their produce in your warehouse and can take the benefits of Increased price after harvest session and reduce the loss of post-harvest.
- You can issue eNWR (electronic Negotiable Warehouse Receipts) through Repository company i.e NERL and CCRL. Upon that receipts depositor (farmer, stockiest, merchant or business unit) can take finance from the bank.
- FPO and Cooperative Society:
You can form Farmer Producer Organization or Co-operative Society and carry the above said mentioned agriculture business activities. FPO/Co-Society can also the benefits of lower rate of interest, Credit Guarantee and Capital Subsidy.
