New Opportunity: Building India’s Food Storage Infrastructure in Kerela
The Food Corporation of India (FCI) has announced an exciting opportunity for investors and construction firms to participate in India’s Asset Monetization Policy
. FCI is looking for partners to demolish old structures and build new, modern godowns (warehouses) on their land in Kerala
- FCI is inviting online tenders to build a new godown at the Food Storage Depot (FSD) in Kerala.
- Capacity: 5,000 Metric Tonnes (MT)
- The Model: This is a “Build, Finance & Maintain” project
. This means the winning bidder will pay for and build the warehouse according to FCI’s specific designs, and then look after its maintenance for a set period. - Maintenance Term: Once built, the contractor is responsible for the civil and electrical maintenance (including CCTV systems) for 10 years.
- Ownership: While the contractor builds and maintains it, the facility will be owned and managed by FCI at all times.

Who Can Apply?
To be eligible for this project, you must meet certain criteria:
- Legal Status: You should be a registered Company or a Limited Liability Partnership (LLP)
- If you aren’t one yet, you can still bid, but you must register within 45 days if you win.
- Financial Strength: For a 5,000 MT capacity godown, the bidder must have a Net Worth of at least ₹1.40 Crore.
- Clean Track Record: You cannot apply if you have been blacklisted by the government or if your previous contracts were terminated for bad performance in the last two years.
Important Money Details
There are two main financial deposits required:
- Earnest Money Deposit (EMD): To show you are a serious bidder, you must pay ₹140 per Metric Ton (which equals ₹700,000 for this 5,000 MT project)
- Some small businesses (MSMEs) and startups may be exempt from this.
- Security Deposit: The winner must provide a deposit of ₹210 per Metric Ton within 15 days of winning the contract
Construction Timeline
- You have one year to complete the construction from the date the contract is awarded.
- FCI engineers will inspect the work at four key stages: the layout, the lintel level, the roofing level, and finally, upon completion.
