1. Land Title Documents

Ownership Proof

Jamabandi (Record of Rights): The land’s ownership history must be clear and up-to-date.
Mutation/Registry Documents: Ensure the registry of the land is current. If the land was recently purchased, the mutation or title transfer documents must be attached.

Single vs. Multiple Ownership

Single Ownership: Direct participation in the tender is straightforward.
Multiple Ownership: A partnership firm must be created, including all owners as partners, or a lease deed agreement can be established for tender purposes.

2. Lease Deed Documentation

If the land is leased:

Registered Lease Deed: Ensure it is registered and meets the tenure requirements (typically 13–35 years).
Mandatory Clauses: Include clauses specifying the land’s availability for warehousing and compliance with tender norms.

3. Non-Encumbrance Certificate (NEC)

What is NEC?

A Non-Encumbrance Certificate ensures the land is free from financial or legal liabilities (e.g., loans or mortgages).

How to Obtain It?

Obtain the NEC from the local Patwari or Tehsildar.
If the land has an active loan, clear it or provide an undertaking to secure the NEC upon tender allotment.

4. Land Mapping and Layout Plans

Layout Map

A detailed architectural layout showing the dimensions and usage of the land.
Should include internal design specifics for compliance with storage requirements (e.g., 5,000 MT, 10,000 MT, or 15,000 MT capacity).

Road Connectivity Evidence

Certification from Patwari/Tehsildar showing that the land is connected to a public road of the required width (22 ft, 27 ft, or 30 ft as specified).

5. Flood Zone and Water Area Certification

Flood Zone Clearance: Obtain a certificate from the irrigation or agriculture department confirming the land is not in a flood-prone area.
Water-Prone Area Clearance: Ensure the land is free from waterlogging risks.
